About The RV Park

We are an age-restricted community for those 55 and older. All residents must meet the age restriction requirement, and no children may live at The Oaks. Residents intending to stay long-term must pass a background check, and RVs must be approved by management.

We are a drug free park. There are no drugs allowed in The Oaks.

Any and all illegal activities are not permitted in the park. Disorderly conduct, explicit language, loud disturbances, violence, verbal abuse, and/or disregard for park management’s authority will not be tolerated. Prohibited acts will result in immediate eviction from The Oaks.

Common areas are open to residents at the following times: Laundry Facility Hours: 8 AM to 8 PM; Restroom Hours 8 AM to 9 PM; Pool Hours: 8 AM until Dusk, Monday – Sunday; Community Building Hours: 8 AM to 8 PM

Quiet Hours: 10 PM to 7 AM, Weekdays. 11 PM to 7 AM, Weekends.

Speed Limit is 10 MPH or 16 km.

Guests are welcome, and overnight guests are permitted. An overnight guest is one who does not stay more than 7 nights in any calendar month. Overnight guests who stay 7 nights or more are considered potential tenants and must complete and pass the application process in order to remain in the unit. Additional fee will apply for each additional occupant per unit.

No peddling, soliciting, or commercial enterprises are allowed at the park.

Management must be notified immediately of any hazardous conditions which might inflict harm on people, property, and/or yourself.

Fireworks are prohibited at all times, including holidays.

Packages may be delivered to 39442 County Rd 54, Zephyrhills, FL 33542. Please pick up and sign for packages at the main office.

Outside storage will only be in your approved storage shed. Only one shed per unit.

All vehicle operators must have proof of license and insurance. Only two vehicles are allowed per unit. No working on any vehicles or equipment is permitted within the park, and no broken-down cars are allowed. All vehicles must be parked on your own lot—no street parking is allowed.

Smoking is prohibited by Florida law in common areas, such as the clubhouse, pool, office, laundry room, and restrooms. Please do not dispose of cigarette butts on the ground. Please use proper receptacles located throughout the park for disposal of such items.

Household pets under 25 pounds are allowed, with a limit of two pets per unit. All pets, including cats, must be walked on a leash.

No littering. Please put all trash in the appropriate trash bin. Trash pick-up is Monday and Thursday by 8 AM. We encourage all park residents to recycle by using the recycling station located inside of the laundry facility.

Absolutely no driving on the grass or on other residents’ lots.

The storage area is open daily from 8:00 AM to 6:00 PM. All vehicles in storage must have a title, current registration, and license plates, and should display your lot number. Management approval is required prior to placing any items in storage.

Management is not responsible for acts of God, personal injury, or any damage, loss, or theft of personal property or vehicles. Additionally, management reserves the right to evict or revoke access for anyone not complying with these rules and regulations or for any actions deemed dangerous to park facilities.

All lots must be kept clean at all times. Subletting of any unit is strictly prohibited. Any changes to your lot must be approved by management.

Planting of bushes or trees is not allowed. All plants must be kept in pots.

New County Law: Anyone feeding stray animals will be held responsible for that animal and must have it spayed or neutered at their own expense.

Full-time residents are required to clean their RVs at least twice a year.

We are a gated community.
